Homeowners ask me all the time: should we stage our home for this listing?
While I’m a believer in staging, I would never answer that question with a “Yes” or “No.” Rather, I am going to insist we evaluate at the property as a total package, and then I will make appropriate recommendations. In other words, sending a professional stager in to arrange pretty furniture isn’t enough! And in fact, you could be wasting a lot of money on an otherwise valuable service if you’re not being strategic about it.
For every single property I list, whether it’s $200k or $600k, I conduct a Room-by-Room Review loooong before the home sees the light of day on the Lethbridge MLS®.
There are 2 key reasons you MUST do your pre-listing homework:
- Buyers have an immediate emotional response to a house, and it’s usually within the first minute or two of walking through the door. You only get one very short opportunity to make that critical first impression!
- If the emotional response is positive, great! But now you have a second hurdle to overcome… The buyer has to logically justify the purchase.
In other words: you have about 20 minutes to satisfy both sides of a buyer’s brain: emotional and logical
