Indeed, over the course of five years you may install a new furnace or replaced old, worn-out flooring. But your house is also five years older.
The challenge for homeowners in a flat market is that homebuyers have choice. Usually lots of it.
And the fact you have a high efficiency furnace or replaced the flooring doesn’t compel today’s homebuyer to choose your home over a bigger one down the street that shows just as well, for a comparable price. Or perhaps your own builder has constructed ten more homes similar to yours and now you’re competing with new-home smell, just a block away.
You simply have to price to what the market dictates (sometimes screams). You nor your REALTOR® can control the market.
