It seems to go without saying that buying or selling a home is the biggest financial decision most of us will ever make. Tragically, it also goes without saying that choosing a REALTOR® is likewise a rather weighty decision. *Yet most homeowners only interview one. A handful of people interview two. And maybe just the accountants and engineers interview three <wink>.
Once we have the real estate agent sitting across from us at the kitchen table, we go silent. If we do ask a question, it’s usually the expected one: What’s my home worth?
But what of the net worth that might be lost should you choose the wrong agent and the sale of your home turns into a circus? What of the losses incurred—financial and otherwise—if you don’t even know the right questions to ask of a real estate agent in the first place?
“But I didn’t know!” can no longer be a homeowner’s excuse for bad real estate choices.
Below you will find a checklist outlining “The 10 Crucial Questions to Ask a Listing Agent,” BEFORE you sign a contract. This is the Coles Notes version of my “Kitchen-Table Report” which you can request from me personally.
The goal here is to end the silence by empowering you, the homeowner, to ask the right questions on your quest for a great real estate agent. There are no “right answers” necessarily. Rather, use these questions as jumping-off points for meaningful discussion. Get to know the person sitting across the table and you’ll quickly get to know who is the best listing agent for you.
The 10 Crucial Questions to Ask a Listing Agent:
- What price will get buyers excited about this home?
- What are your commissions?
Hint: seek understanding, not a “deal.” Read the full report for perspective on this hot-button topic.
- What’s your Internet marketing strategy?
- What’s your people strategy?
- How do you use technology in your day-to-day processes?
- What if I want out of my listing contract with you?
- How can you help me with staging my home?
- What is your process if you bring an interested buyer?
Hint: you want to know upfront how the agent manages the notorious “double-ender.”
- What happens when an offer comes in?
- What happens after we accept an offer to purchase?
Have you EVER asked a REALTOR® these questions? If not, was it because you honestly didn’t know the right questions to ask? Or maybe you just felt uncomfortable about putting someone on the spot this way? I assure you, the very best real estate agents are THRILLED to have these tough conversations with you. Promise.
In the meantime, get the full scoop (along with some of my own opinionated but informed perspectives!) in the Kitchen-Table Report which you can request HERE.*National Association of REALTORS® | Profile of Home Buyers and Sellers 2012
