Cheating in a romantic relationship rarely works out for anyone, and cheating on your real estate agent is just as naughty. Yet, in this red hot real estate market, I’m seeing a lot of cheating! That is, Lethbridge homebuyers who have already have their own agent, are messaging various other listing agents to book showings or get information about properties.
There is a veritable panic to find homes right now, which is understandable, given the (sort of) low inventory in Lethbridge. However, going behind your REALTOR®’s back won’t help you get a ‘great deal’ or uncover secret information about the seller.
I suspect that some homebuyers are calling off yard signs when they simply don’t want to wait for their own agent to call them back. Realistically though, does your lawyer or doctor or hairdresser or even your lawn care guy pick up the phone every single time you call or text, 24/7? Give them a wee bit of time to get back to you (and to do other things like eat and tuck their kids into bed).
Remember, once you hire a dedicated agent to help you find and negotiate on a home, that agent becomes a fiduciary. A fiduciary is a third party who is obligated to look out for your best interests, not the interests of the seller or his friend or himself, but your interests alone. Who wouldn’t want someone like that on their side?
