Second only to the purchase contract, your Real Property Report is the most important document in selling your Lethbridge home. Also known as the ‘RPR,’ the land survey, accompanied by evidence of municipal compliance, must be be conveyed to the buyer’s lawyer prior to closing. It’s literally a paper description of what is being purchased.
Oddly, I’m still getting a lot of blank stares when I ask homeowners for their RPR. Or, they can only find one or two pages of it, and the rest is missing. Yikes! Did you know that an RPR with Compliance Letter is about $800 to replace?
It would seem that many real estate agents—and lawyers(!)—are not explaining the importance of this document to their clients. If they were, I wouldn’t see so many homeowners who have no idea what I am talking about when I say, “Can you find me your RPR?”
