City of Lethbridge – Single Family Homes

October, 2012:

• Sales to active listings ratio: 15% (80/535)
• For same month last year: 13% (80/603)
• Average sale price: $289,982
• For same month last year: $288,071

October, 2012, Year-to-Date:

• Total number of sales: 1023
• For same period last year: 971
• Average sale price: $283,123
• For same period last year: $283,040

City of Lethbridge – Condos

October, 2012:

• Sales to active listings ratio: 11% (15/134)
• For same period last year: 4% (6/156)
• Average sale price: $182,700
• For same month last year: $216,833

October, 2012 Year-To-Date:

• Total number of sales: 156
• For same period last year: 163
• Average sale price: $196,419
• For same period last year: $199,952

So far, year over year, the Lethbridge real estate market appears to be a “no news” story insofar as single detached home prices are concerned, though Year-to-Date sales volume has increased by 5%.
