  • Average sale price: $284,350 (+1.2% vs 2012)

November 2013:

  • Sales to active listings ratio: 5% (5/106)
  • For same period last year: 9% (12/131)
  • Average sale price: $196,980
  • For same month last year: $164,092
  • PENDING sales as of this post date: 3

November 2013, Year-To-Date:

  • Total number of sales: 166
  • For same period last year: 169
  • Average sale price: $199,171
  • For same period last year: $194,387

Despite a notable increase in year-to-date sales on single-family homes in the City, prices continue to resist any real upward movement. With 6 months inventory and 50% of City listings vacant, we remain firmly seated in a buyer’s market. Of note is the somewhat more sporadic market activity this year versus previous periods, as illustrated by the chart below.
