  • Total number of sales: 1220 (+5.2% vs 2012)

  • Average sale price: $284,529 (+1.5% vs 2012)

City of Lethbridge – Condos

December 2013:

  • Sales to active listings ratio: 10% (9/91)
  • For same period last year: 4% (5/124)
  • Average sale price: $193,767
  • For same month last year: $258,180
  • PENDING sales as of this post date: 1

December 2013, Year-To-Date:

  • Total number of sales: 175
  • For same period last year: 174
  • Average sale price: $198,893
  • For same period last year: $196,274

Compared to last December, Lethbridge saw slightly better ratios on sales-versus-active listings in the city, both on single-family homes and condos. However, despite an increase in sales volume for 2013 overall, prices are resisting significant upward movement. It may simply be that more homes are being built than our moderately growing population can absorb, in addition to existing vacant inventory.
