  • For same month last year: 19% (113/599)
  • Average sale price: $294,812 
  • For same month last year: $283,260

April 2013, Year-to-Date:

  • Total number of sales: 416
  • For same period last year: 388
  • Average sale price: $281,695
  • For same period last year: $282,224

City of Lethbridge – Condos

April 2013:

  • Sales to active listings ratio: 13% (21/166)
  • For same period last year: 14% (23/160)
  • Average sale price: $195,876
  • For same month last year: $193,235

April 2013, Year-To-Date:

  • Total number of sales: 57
  • For same period last year: 60
  • Average sale price: $194,540
  • For same period last year: $198,985

Wow! On single family homes, April was the busiest month in Lethbridge real estate since 2007. However, despite a 4% blip in April prices, they remain soft on a year-to-date basis. While inventory has tightened significantly this spring, it is yet to be seen if the robust April market is a trend or if it’s simply pent-up demand and paperwork from a less-than-stellar February now hitting the books.
