Whether they are shopping in Lethbridge or beyond, the vast majority of today’s homebuyers are looking at houses online first. Long before they step foot into an open house and definitely long before they ever call a REALTOR®, buyers are previewing properties at their convenience, in the privacy of their home (or maybe at work… ahem).
As a homeowner then, you must be clear on one thing: this online previewing is your first showing! That MLS® listing creates a critical first impression in the minds of potential buyers. Therefore, your listing should be both accurate and compelling. You want YOUR listing to make the short list! And if it makes the short list, the homebuyer will pick up the phone and book a showing.
So, how to optimize that first showing to get buyer ‘boots on the ground’?
It’s pretty simple. Fantastic photos and a well-written listing description. These two elements are the foundation of all other marketing (videos, social media, agent-to-agent selling, etc. etc.).
Bonus Tip: do not pressure your agent to over sell the property! Do not embellish! Create curiosity and honestly portray value. If the listing photos or description make the house seem better than it really is, buyers will walk through the door and immediately feel duped. From that moment forward, it’s very tough to win them over a second time. Buyers don’t like surprises.
